Hi everyone my tenants were supposed to move out so I could move in on the 1st and they haven't and they're breaking their lease in at-least 4 other ways does anyone have a good lawyer they could recommend for the Adam's County area? These tenants have been a nightmare I'd really appreciate any help. Thanks!

Replied

Since the lease has expired and there are lease violations, they are not protected by the eviction moratorium.  Issue them a Notice To Quit citing failure to vacate a lease end and the other lease violations; post it on the door, take a photo of it - and send it by registered mail with signed receipt requested.  With that, file for eviction. The forms are online in about every municipality.  Just give the required notice with the Quit (which basically is a cease, desist, and get out document) and file.  As soon as you act, the sooner they'll see that you're not going to allow them to hold you or the property hostage.
