I'm trying to understand a few things about the notices that get posted in the paper along with a few other things.Do yellow letters still convert well when mailed to the property/decedent's fiduciary? 

Can I remove carpeting, doors, toilets, sinks, place a dumpster in driveway, blocking garage usage?

Is the seepage coming through the block wall??

Then provide the realtor with a preapproval or hard money letter.

First, buy up a block of rowhouses or a multi unit just outside the ghetto making sure it has good public transportation.Do a quick rehab.Advertise for rent in the PGN.

I'm curious about the best ways to canvas targeted areas as well as sending out letters. 

Most of the times they may lie to you or at least exaggerated a bit.I think if you send a polite letter of notice and suggest if they have somewhere to go please stay away.

I quit my full time job January 1st, and blocked out all outside distractions in my life, which included FB and instagram.

Who are you targeting, how does your yellow letter read, you have to spend money to make money it doesnt matter how many letters you send if they are not calling dont sit and wait send out yellow letters to another list.  

I know Im not the only one doing this because when Im in court for an eviction I get a letter a few days later from a company offering PM and tenant screening services.
