They do this to get an idea if you are following statutes about payment allocation (rent first, etc), and second making sure your late fees are within the bounds of the law.

Exterior is checked for any damage, loose or broken anything.Also check for signs of animals, additional persons, anything added or changed.Any repairs needed are scheduled, and tenant damage repaired and charged to tenant.

You can raise the rent gradually. if they are on the month to month you will have to give them 30 day notice if they are on the 12 month lease you can renew the lease and raise the amount by desired amount. but you are risking of loosing your tenants if they decide to leave.

I'm sure you were just using the term loosely Holly, and you meant it in general that you are able to 'shelter' the income you make from the properties through depreciation, etc.Of recent, syndication of conservation easement transactions that purport to give investors the opportunity to obtain charitable contribution deductions in amounts that significantly exceed the amount invested, are considered tax shelters.Great points, just wanted to clarify that one.
