Research the properties you are interested, set up automated searches, and do your calculations to determine if you can be profitable.

By this I mean cleaning unit extensively, buying new stove / refrigerator / blinds.Being new to Airbnb I found their pricing software isn't the best, but there was a website that charges 1% of booking fees and it automates the process of optimizing your rental rates.  

I like @Nathan G.’s concept of building an automatic increase into the lease, which helps keep pace with the market, creates an automated process, and is discussed with the tenant upfront.

You can sync calendars and use a channel manager to automate messaging, have one place to access your inbox, etc.

I sometimes go longer between downloads since most of my expenses are automated and I don't need to look at Quicken often.

Podio is very customizable where you can add all the un-usual features and can set it up to be fully automated or almost fully.

The reason I was interested as opposed to direct ACH/Zelle/Paypal....its all automated to tack on late fees, send reminders to the tenant, not accept partial payments etc.....all nice features that take some of the work and hassle out of collecting rent payments.

It'll even send out an automated message to that person saying it was nice to meet them.

I'm also working on converting everything to be online / automated which will make it easier, but it seems like I am going to keep having this issue with taxes for whatever reason.
