we have individual storage lockers for  each apartment, laundry room in every building, private parking lot, and if you count this i just bought them patio furniture and put it out our courtyard and plan on having someone come in to plant a vegetable garden ( we have a couple seniors who miss their garden and alot of our students are vegans)

If they're contiguous lots, you could put in gardens for the tenants, or a yard or play area, but it seems like even then it could be a draw for people to hang out in, and would be a pain to maintain.

Also, I now leave a bottle of that indoor/outdoor safe-for-kids-and-pets insect spray that's supposed to stop bugs for months but usually needs more frequent applications, and tell them they can spray around the perimeter if they want to when it starts getting warm outside and the bugs start showing up and that it should last them all season.

Prior to my tenants moving in, I give them a welcome letter which also has the following information:- Copies of their lease agreement, and any other addendums they signed- The names and phone numbers to call to start utility service- Information on watering days (if applicable, because some of my properties are located in areas that can only be watered on certain days/times) and trash pickup days- Information on gardening service (if provided/applicable, I tell them who will be coming and on what days)- Location of furnace filters, size of replacements, and recommended changing intervals- Nearest schools- Information on renters insurance (I don't require it, but I give them info on it in case they choose to get it)- Location of the smoke detectors and carbon monoxide detectors, along with recommended changing intervals for the batteries- Any other unique information about the specific property/neighborhood itself that I feel is important for them to knowI also provide them USPS address change cards for their convenience since I figure they'll have a lot to be worrying about during their move.As far as the water heaters go, I don't really want them messing with it after I set it so I don't provide any specific information on it.

Most small dog owners actually let their dog poop indoors cuz walking them is time consuming and so after potty training the owners never move onto walking training.

heh, i'm always worried about this situations as i'm a pet admirer myself and do find them so invaluable to wellness especially for the elderly, the disabled, and a few other niches like seizure predictions, etc. ditto for horticulture/gardening but fortunately houseplants dont normally cause any damages or liabilities like a tenants' lethal dog bites suddenly becoming the liability of the landlord as certain court cases in america have actually found (the landlord to be the statutory owner responsible for the dog's damages). i couldn't decide whether to put a 2M or 250M price tag on a toddler's loss of life, my bad in the story line!
