Professional Tenants Request Water Test What's The Angle?

A friend of mine that is also a new investor have a set of problem tenants in Baltimore City, MD.  They are stressing for my friend to conduct a water test.  These tenants are on a month to month lease and recently gave their 30 day notice.  The tenants have been hassling my friend for a water test for since November and have started again with the email request. Is there an angle that these professional tenants are using in relation to the water test? If there is, do you have any recommendation on what to do? My friend has dismissed their threats of taking legal action in the past on things like no salt on sidewalks while it is still snowing....but what if?

@Rita Williams Your friend needs to be very familiar with Baltimore City rental laws if he/she is not already. Baltimore City has a few extra hoops to jump through when evicting than other parts of Maryland. I have a great resource to help with evictions if you or your friend needs it, so just PM me for that info.

Do these tenants pay rent? If not, first step is immediately filing a Failure to Pay Rent.

Your friend should terminate all communication with them unless absolutely required. Do not respond to their threats. Do not respond with anger or emotion. Simply file whatever legal paperwork is needed.
