Then turn around and rent your current home.You could sell your current place and buy a 2-4 unit place that you owner occupy.You could get a HELOC on your current place to use as a down payment on a flip or a buy and hold.You mentioned you own a glass company in your other post.

Living in northern Indiana I know that I was told by a realtor that, even though our downstairs bedroom(house built in 1961 loooooonnng before egress window codes were created) did not have "legal" egress windows, because there were 2 other 'means of exit' to the room (via the laundry which does have a large enough window and the LR is accessed through the bedroom, and through the door to the family room which has both a sliding glass door AND an egress window we could still list it as a 4th bedroom when we sell.

An eviction is planned for next week due to non-payment and an assortment of run-ins with the police.Not sure what the cost will be to get the place cleaned up and back on the market (doors broken in, glass in the oven door shattered, possible drug use), but I do hope to try again and learn from the lessons of this first experience.
