NEW INVESTOR IN SAN ANTONIO TEXAS

Hello,

Im here in San Antonio, TX. Looking for others to help and gain some information. Here are a couple of questions I have.

1.) Where are the best investor friendly title companies in San Antonio.
2.) Is there any meetings for investors in the San Antonio area?
3.) If we wholesale a property do we pay taxes on our commission? Who reports it?
4.) Can I be an investor and a realtor at the same time in Texas?

I have been to the Alamo REIA.

Here is a deal i have:

-Property worth $55,000-60,000 (Owner owns it free and clear)
- I have it Under contract for $50,000
House is in move ready condition. It does have foundation problems but a foundation guy told me he could level it for around $4,000.
-I have a buyer who wants to buy for 65,000 but needs owner finance and can put 10,000 down.

What should I do?
Property is located on East side of town which is not the best side of town.

I guess would have to buy it then turn around and sell it? Are there other options?

I keep getting a lot of calls about owner finance. Can I make money like this??????

Thanks for any help yall can give me.
George
