My concern is the mind boggling unfunded liabilities that have only two options for resolution:  a.

Here a present situation in 2023/2024 (post-pandemic and implementation of Early Resolution Program):-Lawyered up and serviced notice of eviction beginning of May 2023-Order to evict by default judgement granted October of 2023 (after many court dates due to extensions because of tenant avoiding service, ERP, and tenant not showing to court)-Sheriff comes to evict January of 2024. 

13 years ago,...wow,....ever get a resolution, I'm looking at a property with a similar issue.  

On a side note property is located between two commercial parcels, second from major street, there are six properties in one cluster: 2x3 (total 6) and only 2 of them currently zoned for residential & 4 commercial including mine.I would appreciate if you could share more information on a few questions:1) What is possible resolution in this matter?

I would also say take care as to not wake a sleeping giant unless you have a clear path to resolution.

Having this purchase and sale contract might be used against you since your resolution as a Mortgagee would be a Deed In Lieu and by the way these folks are playing I would not put it past them to try and imply you baited them in the Real Property Contract.  3.  

Attempting to work out a resolution but also explaining to him that the contract he signed is binding and if he breaches it he will end up losing the house, and alot of the proceeds from the sale (court fees, damages, your housing during litigation, your moving costs)

There is a huge difference between banks (for profit) and credit union (you are a member/owner).Second action item: If Wells Fargo has not offered any resolution, file a complaint with the CFPB.
