I am sure there  are deals less but when you consider the mid west at 75 to 125 a foot  thats a big spread.. and basically for the same quality houses.

This afforded me the leverage of having filed and served, then using that to tell the tenants that if they were out and signed papers releasing possession of the apartment before court then I in turn would relieve them of the judgement for back rent.

We build a 2004 square foot stacked triplex. the footprint of it is less than 1000 sq ft. it fits on a lot that is less than 3000 sq ft and most of the time we do it with variances.

In most cases, new retail leases come with some amount of concessions from the Landlord which primarily consist of a Free Rent Period to allow the new Tenant to build out their space and a Tenant Improvement Allowance which is a pre-negotiated amount of money that the Landlord contributes to the Tenant to assist with the cost of the build out of the space. a Free rent period can be anywhere form 1 month to 1 year (or more) and a Tenant Improvement Allowance could be $5.00 per square foot or $50.00 per square foot (and in some cases a LOT more).
