It is common for many auctions to get called off at the last minute because people will file a court paper to get the auction stopped.

The one item I see on your list is that you are planning on park owned homes, on paper that looks like a good idea, but I think that gets away from the advantage of owning a MHP. 

Go over those things in person when you sign the lease and get agreement from them.When you have been a landlord as long as I have been, you realize that you can write a lot of things on a piece of paper: that does not mean that anyone will follow those directions.

On paper the idea seems perfect, but here are some potential issues. 

Milwaukee is very often misunderstood; what looks great online and on paper (super low price, high cash flow) is usually fools gold in the form of a 100 year old hours that needs everything new, the poorest neighborhood, and high maintenance tenants.

Some places are cheap and look great on paper, but reality is very different as they have higher turnovers and more problematic tenants...they also don't increase in value as much.
