.- More Passive:  This is still a hospitality service, but besides screening tenants, welcoming them into the home...you basically do not interact with them at all unless you need to.

Engage in conversations, follow regional investors, and make contact.Note that establishing a solid network is essential to real estate investment, and interacting with nearby investors may offer helpful advice and assistance.

Be real in your interactions, share your goals and don't be shy about giving back.

.#5 - Your site needs a map or an interactive map / Google street view at a minimum to have folks know where it's located.I do like the matter port, I would honestly do a video and do a matter port walk through as if you were showing it to a potential buyer.I could probably list a few more items, however, I think you get the idea.

For someone completely new to real estate investing, you should be reading books, listening to podcasts, interacting on the forums, and networking with investors in your local area.

At the end of the day, you own an asset with certain characteristics (location, quality, level of effort, number of people to interact with, ease of liquidation). 

I don't do sales because my talent is not in social interactions, but the advice seems to be gospel among those that do sales successfully.  

I consider myself more personable than your prototypical accountant, and want to transition into the world of RE deal making, where I could interact with others, and utilize my capital to assist me in generating some passive income, slowly increasing my portfolio to the point where I do not need to work the 9-5 and prioritize spending time with family.
