You’ll also need to consider whether the tenants will get along with each other—living with multiple people requires a certain degree of “chemistry”, mutual respect, and consideration, and if the tenants are at odds with each other, nobody’s happy.

I currently only have a $3k cc and a $50k student loan from my Masters degree that is broken down into two $20k loans at 6.875% and four loans under $1500 at 2.14%.

They are also taking 5 years to do 4 year degrees-not because they are working part time, but because they can't handle a full course load and that is adding a lot to their costs with an extra year of living expenses.
