I have worked and lived locally in Big Sky for the past 4 years, so I am very in the loop with the crisis and employee housing shortage/developments.

I understand the LA market is very hot, and that's probably going to make wholesaling more difficult, but you have sheer numbers on your side: lots of distressed properties, lots of distressed homeowners and landlords who are probably beginning to feel the effects of the rent crisis due to COVID.

Though many low-wage workers probably couldn’t have bought a home before the crisis, our county’s economic pain has been felt on a sliding scale, with middle-income households hit less than low-income households, but harder than the wealthy.

The local rent boards most certainly would rather run you out of business - anything to perpetuate the 40 year old housing crisis.

Hi BP community,I recently turned 40 and my mid-life crisis seems to be manifesting as a desire to start investing in real estate.

Since the whole covid crisis I became sell employed reselling new and used goods online.

And their voters who are renters are always going to be louder and much more numerous than we are.The other sad irony is, just like @Adam Martin mentioned, in the long run, they are just setting renters up for escalating prices when they make owning rentals riskier and more onerous with laws that are much too heavily one-sided.As an example, my New Orleans market has been at a crisis level for years with uninhabitable properties. 

They're happy to do so because, in so doing, they're basically paying for having the best investors manage their money.However, because of the Covid crisis, we are in one of the right times when we have the opposite situation, in which the REITs are selling at a discount to the net asset value of the property assets they hold and many of these discounts are huge.
