Bay Area Multi Family

Hey y’all! I’m a newbie who live just outside the Bay Area in Vacaville, and am looking to branch out. There’s a potential deal in Berkeley (a fourplex that needs reno) which I’m looking into. The numbers all look good, I’m just wondering if there is anything I’m missing in terms of location or regulations that would turn this into a nightmare. Should I branch out into the actual Bay? Or stick with my local area? Thanks in advance!

Is the property on San Pablo? Berkeley is a nightmare for a lot of things. Careful there!
