Plenty of investors work the Atlanta market but the ROI is better in Huntsville and Atlanta is tenant friendly.

But if you're willing to take a tiny leap of faith, I think the returns are solid, the diligence and the integrity are there, and the states/markets/submarkets and the asset class are thumbs-up.

A sellers market in general.

It has been on the rental market for about 55 days and the average in the area is supposedly 36.

In high barrier markets, rents have gotten stronger but not the double digit growth we had seen, which was an anomaly.  

Use a buyer's agent that knows the market, contracts, negotiations, etc.If you really want to learn about investing, get a job in property management. 

Market analysis shows underserved market.  

Networking and market research will be key to finding the right deals and scaling your portfolio.

If you look back at posts from 15ish years ago it was a lot of sales, marketing and wholesaling because that's what many were doing through the crash.
