Union Carpenter getting started in the world of real estate!

I have been a Union carpenter for four years now and enjoy working physical labor. I would like to put my money to work instead of shoveling my money into the bank (mortgage) or to a landlord (renting). I currently am living in an apartment in Philadelphia and I would like to put my money to better use. I am looking for a duplex outside of the city to live around less people (and avoid unnecessary parking tickets haha). I am open to any advice and my current struggle is finding a duplex in my budget. I am willing to use strategies using a single family home (as there are more single families on the market at my budget), if anyone has any options for me I would appreciate an experienced investors input. Thankyou!

Since your a hands on person and have contractor contacts.  While your doing the house deal.  Look for a land or lot deal.  

Use Loopnet and look for the oldest nastiest piece of land or lot for sale.  Make a post and put my name down and ask what do you do with it.  

Chainsaw.  Rent skidsteer.  Clear up.  If low wet ground check with people moving dirt for free fill dirt. If it is a hill sale fill dirt from it.  List the property for sale.
