For example, last time I looked into it here in Chicago, SROs (single-room occupancy, aka half-way home or boarding home) had to stay that way, unless the owner was able to vacate the building entirely and rezone, which of course required the city's permission.

Once I get a property under contract or get permission from the owner to inspect , I will have a contractor and Sec 8 inspector there to make sure the property will be eligible for Sec 8 tenants if I plan on using a lease option to take ownership.

California tax law means when grandma died, we kept her tax basis, taxes are like $650 a year, vs market taxes of like 4000.The mom has given me permission to explore leveraging that property into more properties... as long as in the long term, call it a year out (max)and going forward, she at LEAST cash flows 500-600 like she is now.
