Legal Question for landlord/tenant law

I have a tenant who is on a month to month agreement. She has not paid this months rent, and has completely stopped all communication with me. I went to the property 2 days ago to give her a 72 hour notice along with a 24 hour entry request. The House was empty, and garbage on the porch. No sign of her. I have tried emailing, calling and texting her for any kind of response, but nothing. She still has the keys to the property too. SO my question is....can I legally take back possession of my property, get it cleaned up and in shape for showing interested tenants without her "permission" to enter the house? Or do I have to wait till the 1st, because that would be my 72 hour deadline?
