I can not even ballpark the umber without much more data, and a good hour to look at demographics and comparable.

Because of low prices and good rent, cash on cash and CAP rates are very strong.I did an in depth analysis on the economy and demographics of Indianapolis when I did my due diligence on the market.

It would include demographic information, pictures etc..

It's not super accessible to NYC compared to most of Hudson county and the demographics are much different than Jersey City/Union City/West New York/North Bergen, etc.

Just off the top of my head, things I would consider to be relevant in assessing the "health" of a community are demographics like the average age of people living there, percentage of the population who are home owners (as opposed to renters), average household income, recent economic growth of the region, the kind of jobs coming in to the region. 

Both are good demographically. 

Also I am fairly young (24) and don’t mind living with my target rental demographic (young professionals out of college).
