Mail, Email, Social Media or coctail of all 3?

Hello Fellow "BiggerPockets" Members!

Let me first address the issue:

  • Need to Purchase Property to flip - Buy low - Sell Reasonable.
    We have the perfect market for reselling as the real estate on the market is limited. The last 2 homes sold the day they were listed. With that said we are on a mission to obtain property, and having to "flush" it out.
  • What mediums are currently working for other investors? We specialize in Email Marketing, and Social Media Market, and for other industries Direct mail, however marketing for Investors looking for property to flip is a new field for us, which leads me to reach out to the experts in this forum. 

Let me tell you what I have done thus far, perhaps you can let me know if we are on the right track, or or what we can do to improve our marketing strategy. Any and all input is greatly appreciated. 

  • Purchased targeted list with the following demographics;
    1. Recently Divorced 2. Recently deceased 3. Vacant home 4. Unpaid taxes, and 5. Second home. (Now I know some recommend a bankruptcy list as well. Do you think that would be better than those I've purchased? Others recommend Foreclosures.. Would it be smart in your opinion to purchase a foreclosure list and approach the bank? 
  • Obtained an "OPT IN" email list of the aforementioned contacts in the USPS mailing list.

Do any of you have examples of mailers you find working well today you could share? WE don't copy them. I  am just looking for ideas on the content of the mailer and whether a yellow letter would work best, or a postcard. As you can see we are targeting homeowners with a distressed situation, who may be interested in selling their home quickly. 

  • Postcards?
  • Yellow Letters?
  • Invitation to view your home for possible purchase?
  • Professional White Letter, just letting the homeowner know we are looking for homes to purchase... or should we address their "stress", and how we can provide the "solution"
  • Referral fee $300    

We do email broadcasting. I want to attempt to rebuild the mailer/letter into an email format with the ability of the recipient to "click" to a landing page -  Like this, but relevant to the Investor.

The idea would be for the homeowner to view the email solicitation/invitation and click through to the landing page to enter their information if they want details on selling their house to the investor.

Because Social Media is one of our very low investment/high return marketing mediums services,  Social Media ads would additionally be broadcast all over the targeted market,  and lead to the same type of landing page. (lead capture page).

Thoughts? Do you feel we are on the right track? Do you have samples of mailers that work? We could even lead the homeowner to a web address to sell their house (which would of course lead to a lead capture/landing page as previously described.

Any input would be appreciated.
