Right now I feel like I am bombarded with so many information, some conflicting, and do not know how to make deals the right way in efficient fast pace matter.I want to wholesale first to gain enough capital to hold rental properties for passive income.

Reading several books on real estate only has conflicting information.

I am getting conflicting answers about this, and want to clear it up since it is potentially important.

I have only heard from close friends & family how terrible tenants are - I assume a PM company will resolve most conflicts, but understand that some issues may arise that needs to be handled by the owner, any examples? 

I often see conflict there between owner occupant and investor owners.   

The tenants were all college kids/young professionals and would just move out with no notice when there was conflicts between roommates.
