I've owner financed sold two of my previous primary residences, so I have a very moderate amount of experience.We are now looking to buy/hold/BRRR strategy in a newer area, and was just speaking with a local agent about a multifamily property I was interested in.

Budget $50-$80k for a moderate remodel and either pay that cash or some contractor such as myself offer long term financing (up to 15 years at 9%) to pay for the remodel.

My ideal brokerage would have moderately low agent fees but also provide some agent training.

My goal is to have 20 or so units over the next 30 years so that in retirement my wife and kids and I can live either off of the cash flow (hopefully most of them will be paid off by then) or liquidate my portfolio and invest that money into an even more passive, low-risk moderate-return investments.  

This is actually a benefit to investors looking to BRRRR properties as the best deals need a moderate to major rehab anyway and can update the property in to the modern rental market.

I'm willing to be moderately active.

It is painful and moderately annoying but you get a low rate and a 30 year term.
