Bigger issue for me are those plumbers leaving a mess...maybe have a chat with them and have them knock off $100 from their bill if you can - or just let them know what they left behind was unacceptable - and they should think about that for future jobs.

The site eig.org has an OZ interactive map where you can put in an address or gps coordinates and it will show if it's in an OZ.

If I chose to go that route and pay the realtor myself, do you think it would be best to state in the letter that I'll be using an agent for the potential transaction, or just wait until after they respond to the letter, and tell them once we chat?
