I will know more after an inspector and/or a contractor sees the house.

I mean incompetent, didn't check ages of utilities, didn't go in attics, crawl spaces, test any electrical/plumbing, didn't go on or look at roof...

They asked my husband to reconsider and argued as to how both my contractor and inspector didn't know what they are doing. 

Home Depot just subs it out to a contractor , they are using roll roofing I dont like roll roofing .

That enables you to line up contractors and hit it quickly.

Thanks, the catch is I did most of the work myself, subbed out a few projects like full bathroom re-do :/It was a huge learning experience, but now I feel more confident in both understanding the scope of various projects, and working with contractors for the future.

Most contractors have been burned so they should know how to secure the place.

I am having an issue calculating what the rehab cost would be without having a contractor visit the property.
