Trouble with calculating rehab cost and ARV
I am currently analyzing a lead to wholesale in the Bronx, NY using calculators provided by BP. I am having an issue calculating what the rehab cost would be without having a contractor visit the property. Any suggestions or is there no way in obtaining such number without having an inspection completed? Please advise.
Also, to calculate ARV I used comps from property shark for properties that sold in September with similar sqft., bedrooms, and bathrooms to take an average of what they sold for. Is that a good approach?

Just to be clear you are looking to wholesale the deal? Do you have a direct access to the seller? If so PM me.... roughly, and this is the Bronx I am talking about, I'd run estimates based on Sq. Ft. at first. Depending on kitchen and sizes you could be anywhere from 5k to 15k. Bathrooms 4k to 7k. Flooring, I calculate about $5 a sq. ft. Windows $400 per window. Pre hung doors about $200 per door and so on. I could go on and on, but you should definitely hit Home Depot, or use online, and get familiar with material costs. Once you know material costs you can negotiate labor better. Some investors I know figure out all material costs and triple it to include labor.
