Cash is King or at least a Pre-approved loan from a Bank, in writing, to show the Seller and prove that you have some of what it takes to make an offer.

It's helpful with cashflow, and cash offers are always king.

Rising interest rates combined with home prices that are up 30-100% in the past 3 years create unaffordability for many that want a home.My guess is we are already in the start of recession, with it deepening by Q3 2022.Lastly, when building or developing in a recession, cash is king. 

Here's some known ones:  25th is also Rosenberg,  Ave N is also Ursuline,  29th is also Martin Luther King and "The Seawall" is also FM 3005, San Luis Pass Blvd or Seawall Blvd. and there are dozens of others.  

Specific area of work will be the South King and Pierce counties.Thank you for your recommendations and experience. 

I know two Ex-Washington real state lawyers (not partners, separate practices) that I used to use, that moved from Washington and stopped practicing law in Washington specifically because of the unfair bias, particularly in King Co.
