Through all of this, the public continues to be scammed by these game players.

Morris Invest is a big player on the low end of things (plus they don't really own the properties they sell), Memphis Invest a very big player on the higher end.

I look at 2017 as the year to hold tight and hopefully watch some of the larger players exit our market that have pushed prices way up on buildings we normally could buy for 25% less a few years ago.
