This seems unfeasible for rental investments due to the high cost of capital.

Also hearing about FHA, but does not seem to be an option with our lenders, have found 10% down, but not FHA.

If you are cash flowing $500/mo that seems really good to keep it.

This year alone it seems I get a lot more bookings on airbnb vs vrbo.

In my mind it seems like it would be hard to coordinate furniture and appliance delivery as it may require a special vehicle and/or extra manpower to take something up 70+ stairs.

However it seems to me like the units that are themed really well do significantly better than others.

I think you are on the right track however its going to be necessary for you to have some "skin in the game" sooner rather than later - while it can be appealing and seemingly possible to build a significant real estate portfolio with all of "OPM" the reality is you are probably going to need to have some equity in these properties - 20% or so down from your own funds to keep building.
