Starting out, short vs long term rentals in TN & AZ

Thankful to find this resource as it is so difficult to get good information out there! I've read a few of the BP books and we've actually realized everything we don't know. House hacking now in CA and interested in moving forward with buy and holds in AZ closer to Lake Mohave and/or southern and more central TN. We have a core 4 in TN area and a personal connection to both areas. Any thoughts out there about a couple of things: vac rental market in these areas, taxation, overall insight, etc. we have secondary thoughts about Big Bear and Frazier Park, CA, but investment market is very tight here with Palm Springs area mostly closed out. We are looking at 350-400K listings with 10-20% down depending on the numbers and otherwise what questions should I be asking? Also hearing about FHA, but does not seem to be an option with our lenders, have found 10% down, but not FHA. Thanks for any thoughts on all this!
