The other benefit is that you get some real field experience on transactions and residential contacting which likely would not occur in your career line.

My leases are clear that tenants are responsible for the unit and any damages that occur.

I suspect they did other stuff too, but that seemed to be their primary value proposition.Much of the industry transitioned over the years to include additional value propositions like improved marketing plans (3D tours, single home websites) and some highly specialized knowledge about the local market and how transactions occur in their local marketplace.

Calculate all of the potential pitfalls of your project and assume some of them will occur.  

Both SFR and multifamily have merits in Austin, it is just a different strategy and for SFR I would consider the outskirts or suburbs where you believe growth is occurring or is likely to occur.  

Hence, the predicted downturn in the Markets, in my opinion, will occur, once remedies for this COVID-19 virus are effected, & which could be of several such remedy-avenues.

And some are even predicting that a crash in housing prices, will occur, in the next 6 months to 2 years from now, as the U.S. goes further into Recession in the next few months from now.

I really sick of landlording back of my mind it was not if but when problems would occur.

Or is that something that occurs after offers are made/countered/accepted?
