Inspecting Existing Leases

I am aware of the potential issues involved with inheriting tenants. That said, when considering the purchase of a property that is occupied, at what point is it customary to inspect the existing lease?  Is that something that can/should be requested at the very beginning?  Or is that something that occurs after offers are made/countered/accepted?  I know providing that information is time-intensive. However, a lot of the listings I read seem to have overly rosy descriptions of the rentals.
