Most of them have signed off...but not all.Talking with the attorney that is handling the estate he informs me that I'm going to have to spend some money with another lawyer on "an action to clear cloud" (whatever that means) to get a clear warranty deed.But I figure even if it runs me 5K to get a clear warranty deed it's still well worth it.Once I am SURE that I can get a clear warranty deed I'm going to buy the property, and I'm going to see if I can find an investor that's willing to buy it from me with my intentions of making a quick $10K.If that doesn't happen then I'm going to start rehabbing it.

If you owned the site you could charge for the advertising.I developed a database taht could easily handle this while in college. sadliy i lost the server i stored the code on due to disk failures.but a standard sql database should be more then adiqute to handle such a task.question is who would mantian that its content is standardisd.

I think the more important question is not who owns the note, rather who is the asset management company who is repping that agent. get to know the local players in the industry and they can typically tell you who handles which accounts...Get to know the asset management companies, and know who their clients are... it will provide a framework to build on...

So if rent is $500/month in the above example when you leave after 26 months and the landlord is getting 2.2% interest on your deposit you would get $1.00 in interest and your landlord could keep $0.83 for a handling charge.He is also allowed to keep 2 months rent for the security deposit only for the first year.

Basic questions probably should include (whether developer or board)how long they've done hoa management, how many hoas they manage now, how long they have been with each one on average, numbers of delinquent accounts and how they handle them, how they inspect, document, and handle violations of ccrs, how often they are in litigation and for what--violations or delinquent accounts.Don't (interview/)choose a MC until you are sure you know what to ask, because you can't change them every few months.
