Based on my previous experience with my other landlord which even one of them changed the whole dishwasher with the new one!

The wild cards tend to be dishwashers, microwaves, and washer/dryers.

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.
