In Denver, my rentals usually languish through November and December with interest building again at the first of January.If you're desperate to get it rented, you may have to lower the price to get interest, but if you can hang on til mid January, you may have a better shot at getting your price.This is just my experience. 

Sellers don't tend to view their house as an "ugly" house and they can be motivated for lots of reasons, but probably aren't desperate.

Land is hard to sell so in many of these cases you may be helping someone out by getting them money for something they desperately need in exchange for something they may not have any use for.
