You can easily include a series of obscure clauses such as "eviction can occur due to...lack of character.....multiple complaints by neighbors....questionable sourcing of income....lying on an application..." list goes on and on.The key point is, put something vague into your leases, and use it.

You can mitigate by splitting sales over two years (which is what I did, end of 2021 and beginning of 2022, both great times to sell btw ;) Then I paid off all my debt on my keeper properties, thus maximizing rental income with fewer and better quality properties remaining in my portfolio.

When I was ready to mail I had 52 properties on the list so I got 100 blank postcards from amazon, 100 postcard stamps from the post office, a google voice phone number (free, which I set to display as the google voice number for all incoming calls and stored that number as "Property Leads"), and a virtual mailbox for a nearby return address.
