I think Duplexes and triplexes are not highly desirable, whereas 4+ units are in higher demand. 

He asks to look at my contract, which I give him along with my assignment paperwork, disclosures, and an amendment I used to adjust the original price on the purchase contract.After a day he gets back to me stating that his "attorney has advised that he make the offer to the seller and leave the name blank on the contract with his desired terms".  

Much later, working as a mortgage loan officer gave me additional insight into the world of real estate, however the ultimate fate of that company reinforced my desire to build a business for my family not dependent on the whims of the board room. 

What I lack in MBA's and other formal degrees I make up for with an insatiable desire for learning.  

Is moving the easement something you desire?  

The vacancy rate in my town is around 3% and the neighborhood I’m in is one of the most highly desirable neighborhoods in that town.

Eventually, if there is a desire to scale, a team is not only a good idea but necessary for growth.
