Mortgage Subordination Agreement or Non-disturbance

I have a unique situation where a neighbor wants a preexisting easement going through my property moved and is now asking for a subordination agreement from my mortgage company to protect the move. Proper title documents are in process and my mortgage servicing company is saying the only way to get a subordination is to refinance which I don’t want to do. Is there any other way around it or would a non-disturbance agreement be easier to obtain from the mortgage servicer? Thanks in advanced!
