Im trying to learn this as welll......I'm not sure if you have listened to the cash flow ninja podcast, but that has several episodes where this is discussed.....there is also a book by Nelson Nash that covers this technique of using life insurance as a bank ......i'm still on the learning curve  trying to fully understand this as well....

When people started compaining about him on this forum, he created a special podcast episode advisind investors not to be "control freaks" when buying passive investment properties - basically saying like it's OK to wait forever for your property to be rehabbed, after all it's passive investment, right???
