Wholesaling: What's the Best Way to Approach Motivated Sellers?
I am new to RE investing and plan to use the wholesaling strategy to build up enough capital to buy and hold properties. I plan to target homeowners in the preforeclosure stage. I don't want to come off as if I am capitalizing off of another person's misfortune. Anyone have any suggestions on how to approach buyers in personal distress?

Then you're in the wrong business. What most people call "wholesaling" is nothing more than taking advantage of people who are uneducated, unaware, old, or desperate to steal their equity. There are exceptions of course. You could go buy at a bank auction but that would require actually buying the property, not just flipping a contract. Why would any informed, savvy seller work with someone who has no cash, no particular expertise or any real value to add? Other than desperation? Why wouldnt they just get a realtor?
