You might consider having a candid conversation with the tenant along the lines of "Look, you're clearly not happy here.

If you are not requiring other candidates to prove they qualify first before showing the unit doesn't seem as though you should require that of another person before showing it.

Simple galley kitchens are good candidates, but the more complex the layout, the less sense it makes.

Weed out unsuitable applicants by including your qualifying standards in any ads/marketing materials--many unqualified candidates will remove themselves from the process, but not all.Don't overlook the pre-screening initial phone call or email.
