Yes, they can have a garden (makes them feel at home and thye stay longer), but property needs to be returned in same condition as rented.

I ended up cleaning it up with garden rake and gloves; a good thing because as I got down to the last layer there were dozens and dozens of (sorry) used tampon containers.

Now with that disclaimer, I just got a deal under contract yesterday for a 2bed 1bath in Winter Garden, FL for about $41k... to be honest I'm not sure if it's a good deal and I may have a hard time finding a good buyer but I'll try to see where it goes.

Pressure washers are ok if the person knows how to use them.Then some colored bark/mulch around the garden type area by the entry (between the walk and building) and maybe a load of crushed rock/gravel spread in the drive would give you some cosmetic pop for very little money.
