Fix n flips, buy and holds, multi family, commercial?

This guy asked me about my brother which of course was in prison and little did I know my brothers signature was needed in order for them to start the project  & when I received an email stating that they had just spoke with my brother and gave him the information to electronically sign the contract.I asked the lady how did you get to talk to my brother if I cant even talk to him n I'm his sister.

We have quite a bit experience in the business of real estate as my wife, and I are both Realtors® but I have property management experience, buying/selling for others she has bought and sold roughly 20 properties (fix n' flips) and very familiar with construction.

I think it could be good long term as it’s innerloop and not terribly far from booming areas of the lower 5th ward and N main areas.

I’ve been working with this one ‘investor’ over here in my neck of the woods that wants SFR to fix n’ flip or hold and rent out.  

The cost of rehab will depend on your market and the price range.If you're in the Midwest, this is how I figure out quick repair costs based on pictures (keep in mind this works for the median price range of $100K to $250K) and if you intend to FLIP (fix-n-sell)- cosmetic improvements (paint, replace carpet with hardwood, new windows, landscaping) - $10,000- remodel (new kitchen, new bathrooms, appliances) - $25,000 to $30,000 (this will typically include cosmetics)- structurals (new driveway, new garage) + cosmetic + remodel - $40,000 to $50,000Since you intend to fix-n-rent, multiply the above numbers by 65%.

My goal is to start with wholesaling, then build myself up to fix-n-flips and buy and holds to build a rental portfolio.
