If you rent is paid electronically to a website or something you can send a friendly monthly email about 5 days ahead of time.Include greetings like happy holidays and what not so they don't think you're harassing a good on time tenant.

It is important to learn what NOT to do, as much as it is important to learn what TO do, but again, that doesn't make it OK.If it was OK, I want to meet the person that lost the most money in REI.  

I have my eye on a large lot that currently has a really small one bed one bath on it. the zoning allows for a fourplex to be built and that is what i would want to do with it. the property is very close to future development that i believe will drive up the rents in the area. my thinking is that if i rent to own the property, i can spent the year going through the process of getting permits and what not for the build, while still being able to walk away if it turns out to be a bum deal. thoughts?

I mean, couldn't "the condition of the property" include liens and whatnot?

Can you please share your experiences of what to do and what not to don't with house hack?

My father actually has a few apartment buildings and from him I learned what not to do.
