Clauses
Let's pretend that my buyer wants to back out of a deal because of what a title search revealed; would an inspection clause suffice? Or would I also need to have a title contingency clause in the contract?
I mean, couldn't "the condition of the property" include liens and whatnot? I'm asking because too many clauses could scare away potential sellers, but if the inspection clause is not sufficient and I don't have a title contingency clause, the only options are to buy the property myself or lie, but I'm an honest guy.
Maybe there's nothing that can show up in a title search that could ever make my buyer want to back out or that couldn't be solved with renegotiation? Please forgive my ignorance.
