Thank you all.I had created a ticket and indicated that he will need to report all issues right away.He has gotten very comfortable to wait until the end and then text me or call me with an urgency instead of creating tickets.That ruins my weekends needlessly and does not allow me to plan.This might be my fault, in part, because I allowed it to  go on and people/tenants start to take advantage of "courtesy" as business as usual.If this behavior does not improve, I may not renew the lease.There are other good tenants out there who will be happy to have an upscale unit like mine.

With this knowledge and experience they can write offers within minutes or hours and it will be difficult for you to compete against them.In order to get your Realtor and contractors to share your sense of urgency you may need to compensate them for their time, regardless if you end up buying the property.

I have to do something.This urgency is not reckless though. 

The idea that timing is irrelevant to the idea of urgency as being some kind of advantage is illogical because we’re always missing opportunities like split seconds in the stock market.

I am in the middle of a $95,000 title insurance claim because a wholesaler created a sense of urgency for us to close with Preferred Title & Escrow. 

Since it's been on the market I haven't felt a sense of urgency or that "take charge" attitude that I initially felt when we were interviewing.

In Texas, if you have repair issues, especially if urgency is a factor allows landlord/property managers to enter the unit with or without tenants consent.  

I don't know where you're located at and what price point you're at so the urgency may be higher or lower depending on these factors.

There’s an urgency but realistically it’s something that builds in time
