Thank you all.I had created a ticket and indicated that he will need to report all issues right away.He has gotten very comfortable to wait until the end and then text me or call me with an urgency instead of creating tickets.That ruins my weekends needlessly and does not allow me to plan.This might be my fault, in part, because I allowed it to go on and people/tenants start to take advantage of "courtesy" as business as usual.If this behavior does not improve, I may not renew the lease.There are other good tenants out there who will be happy to have an upscale unit like mine.

With this knowledge and experience they can write offers within minutes or hours and it will be difficult for you to compete against them.In order to get your Realtor and contractors to share your sense of urgency you may need to compensate them for their time, regardless if you end up buying the property.
