Negative equity doesn't hurt so long as you can let it ride while you collect the cash flow.When the market collapsed in 2008-2009, people couldn't get financing, so unless you've got enough cash collected to buy without financing, a collapse wouldn't help you.I am still a buyer of cash flowing properties at this time, if I find the right deal.
