I was able to wash all the laundry overnight before we had to head to WSU and get rolling.Plus someone stole one of the small heaters I keep in the closets for winter guests if they need extra heat upstairs....dammit....

In regards to the damages, I have them sign a separate document that is called a lease addendum wherein I have all the policies spelled out and made them responsible for actual charges of any damages and called out water damage to be reported within 24 hours or they will incur a heavy cost of fixing.

Combine that with a very steep carried interest and I don't care if this is the deal of the century, because if it was, they would not be so fee heavy and rely more on carried interest.Personally, seeing a lot of underperformance in syndications, I do tend to see an inverse correlation between upfront fees and overall performance.

I was hoping and under the understanding that I could use the remaining available 5 & 7 year bonus buckets in 2022 as income was very strong in 2022 and as it sits currently in the 35% bracket with heavy Penalties and interest.

It all depends on how heavy STR are in your area and if you want to do more than just break even.
