For 14 years I worked in the gym industry.

I met one at a restaurant, gym, bar, and hospital.

David's new book on BRRRR mentions the basic criteria for his deal analyses which might serve you well if you have limited time.I own/run a climbing gym, work construction 2 days/week, teach at a school 4hrs/wk, have 2 acres of heavily wooded land/farm to manage, a 3 yr old, and a 5 month old. 

However one of my tenants has a crossfit gym and I've debated about striking a deal. 

Consistency is key; David Greene always uses the analogy of real estate to working out, don’t start going all out or you can end up afraid to go back to the gym.

I would ask my carpet installer, my carpet cleaner, my apt cleaner, my yard guy, my wife's hairdresser, my gym instructor or gym friend, my librarian, my pastor, etc. 

I go to the gym 4 days a week atleast when I'm not working.. cardio and weight lifting. 

They manage to find showers, i.e. through the congressional gym.

As I was driving home from the gym I drove pass a bandit sign with the words "Investors seeking students" with a number at the bottom and offering between 2k - 100k a year.

In the car, in the gym, even at home.
