@Brett Danehey BRRRR stems from the multi-family world where you buy an asset that needs some "love", rehab it, push market rents, then refinance out, and then purchase your next property.

If you and I could have a private conversation and you had an open mind, you might feel a little bit foolish about some of the comments you've made here.Let's ignore all of the assumptions you have about teachers and what they're doing, the difference between fixed costs & variable costs, your gross overestimation of K-12 teacher median salary, and what's involved, in both money and employee commitment, regarding a major paradigm shift such as going completely virtual this quickly for a private business, let alone an inefficient, bureaucratic government agency.All of that out of the way, your entire grievance seems to stem from anecdote.

For example, if you have a GameStop anchor in the property then complementary businesses could airsoft store, kids hair salon, skateboard shop, cannabis store (you'd be surprised), etc.
